Key facts

  • Application submitted to Wandsworth Council by the Battersea Power Station Development Company
  • Up to 3.2 million sq ft of new floorspace proposed
  • Covers the last 16 acres of the riverside site still to be built
  • Plans include a cultural venue provisionally called the Third Generator

The company behind Battersea Power Station has asked Wandsworth Council to approve a new plan for the second half of the regeneration. It would replace a masterplan drawn up more than 15 years ago.

The Battersea Power Station Development Company (BPSDC) is seeking permission for up to 3.2 million sq ft of floorspace, roughly 297,000 sq m, for homes as well as commercial and leisure use. If it is approved, the amount of development on the site would nearly double.

What the new Battersea Power Station masterplan includes

The architects Studio Egret West have redrawn the layout for the part of the riverside site still to be built. That is 16 acres, or 6.5 hectares, out of a total of 42 acres (17 hectares). The remaining phases would be split into groups of smaller buildings. The developer says this is meant to make the area feel more open and better connected to the rest of Nine Elms.

The plans also include a cultural venue with the working name Third Generator. It is modelled on the power station’s old turbine halls and is meant to mix “arts, music, fashion, food, education and sport”.

More streets and courtyards would be fitted into the layout, with new walking routes between them. Fresh sightlines would keep the Grade II-listed building in view and give Nine Elms Lane a direct link to Nine Elms Park. The developers say planting chosen to cope with a changing climate, including lavender, would be used across the scheme.

Why the developer changed the Battersea plans

BPSDC says the way people use the city has changed, and that events such as the Covid-19 pandemic sped that change up. Its chief executive, James Saunders, said the proposals would “create a future-proofed neighbourhood that London can be proud of”.

More than 2,200 homes have already been built on the finished part of the site. Office space there totals 800,000 sq ft, and over 170 shops and leisure venues, bars and restaurants among them, are already open.

Work has also begun on a separate block, Prospect Place South, where about 300 homes are planned. It will add a community hub and 65,000 sq ft of commercial floorspace, and it will complete Electric Boulevard, the pedestrianised high street.

The council will make the application papers public online before it reaches a decision.
